Located in downtown Los Angeles, 801 Grand Loft Condominiums was an adaptive reuse project of an existing 22 story office building. The area was undergoing substantial revitalization with development incentives recently created by the city planning department. Working in collaboration with Johannes Van Tilburg, the existing upper 11 stories of the building were to be utilized for upscale condominiums. Consisting of 132 high-end units and residential common areas, some structural upgrades were required along with complete new mechanical and electrical systems. The building received new windows to the upper 11 stories and a new separate residential entry that utilized an old service drive in the rear thus creating separate entries for the office and residential uses.
