Located in San Diego’s prestigious La Jolla, the site was scheduled to remove two existing houses thus adjoining the two lots to create a three story 6 unit high-end condominium project. Located in the California Coastal Zone, strict building heights and development requirements challenge the design in unique ways. The client desiring to maximize the density, the plan is broken down by level into halves and then into two parts placing the private spaces towards the rear and the public spaces in the front with ocean views. The rear volumes become simple volumes while the front becomes more broken down and dynamic. The design address it formal prestigious neighborhood through classic proportioning and massing. Through a breaking down of volumes and a varying use of material, the scale addresses its small residential neighbors along with adapting to the strict Coastal Zone codes.
